Blood isn't on the streets yet--it will crash yet. Dollars, oh dollars there will be none in BA

When Mike Koh started to buy, Recoleta apartments in need of work were selling--without available buyers--for what ever they could get (2002) us $1200-1500 per sq meter us $60,000-us $75,000 for a 50 meter one bedroom--smaller aparts have a min price point.

With the current rules in place who in their right mind would ever bring us dollars into Argentina through legal means to do an 'on the books" transaction. Enter and change to pesos at a bank rate--the money gets held up for weeks or months. Then convert back to dollars. I don't think they are letting anyone do this any longer.

I guess you need a seller with an overseas bank acoount and pay outside of Argentina. Does the government permit this. Both buyer and seller must pay the taxes. Then there are the annual taxes. Is you don't live in the apartment, you better file tax forms yearly or the government will hit you when you sell. I am advised that on the final sale, the tax people will request that you have paid all taxes during your ownership--annual property taxes aren't too bad, but if you are not a permanent resident living in the apartment, the tax people will assumne that you have been renting the partment when you were not in Argentina at a rental rate they create without a deduction for your expenses.

I have a feeling from looking at Daddy's link, that $80,000 USD in Uruguay with a good escribano could get you a nice 45 to 50 meters in Palermo or Recoleta. The website has asking prices, not selling prices. One day each week, the paper, La Nacion, has the average selling price per sq meter for actual sales. Can someone look it up or look out for the info.

    Think of the possibilities:

You can shit and cook at the same time without having to get off the pot!

Now, if you build it out like a very nice "Telo" it might work.

Marble and granite shower with a Jacuzzi next to your bed, surround sound porn, mirrored walls and ceilings a small closet and a tiny stove it can be done.

A Telo suite is about 38 square meters at "El Horizonte.

It lacks a stove and a closet.

If it's 4 meters tall you can build yourself a semi decent loft and make it work.

To the Batpole Chicas! Dual purpose pole for dancing and for sliding down from your bedroom.

I built one in Houston, it was a 1200 square foot "open" room with 16 ft. Ceilings and exposed beams, super nice!

    TL.

It was an unused attic before I grabbed it.

Took out all those useless beams and supports! Wonder if it's still standing!
